BUYER'S GUIDE TO VACATION HOME PURCHASE

WHAT IS A BUYER'S AGENT?

My only interest is making sure you get the right home at the right price and with the best terms, so you will know that you are going to get the best deal possible. This is because I work primarily with buyers.

Listing agents, who work equally with both buyers and sellers, are under contract with their sellers to negotiate favorable terms of sale for them so they will not be able to offer the same independent level of service to the buyer. I will occasionally list a home for a previous client, but this is very much the exception, and it doesn't impact on my independence.

As your exclusive buyer's agent, my job is to represent your interest every step of the way. So remember, if you call the number on a Realtor's 'For Sale' sign or on a listing agent's webpage, you will be talking to the seller's representative. Instead of getting a sales pitch, call me and get all the facts.

Hightower Realty acts as transaction broker for all buyer clients. The following briefly describes the main duties of the broker in this type of relationship:

1. Dealing honestly and fairly;

2. Using skill, care and diligence in the transaction;

3. Disclosing all known facts that materially affect the value of a property;

4. Limited confidentiality, preventing disclosure that a seller will accept a lower price or that a buyer will offer a higher price.

5. Presenting all offers and counter-offers in a timely manner.
